Position Purpose
The Quality & Completion Technician is responsible for helping JT Custom Builders deliver fully completed homes and projects with Zero Punchlist.
This position provides dedicated field manpower to identify, correct, and complete the small details that can otherwise accumulate throughout a construction project. The goal is to prevent incomplete items from carrying forward into later phases of construction.
The Quality & Completion Technician works closely with our Project Managers, trade partners, and office team to help ensure that every JT Custom Builders project reflects our commitment to Building with Excellence.
What Success Looks Like
Success in this position means:
- Projects become progressively more complete, not progressively more filled with unfinished details.
- Small deficiencies are identified and corrected quickly.
- Completed work is reviewed for quality before the project moves too far into the next phase.
- Project Managers can focus on planning, scheduling, communication, and managing the overall project rather than personally completing miscellaneous field items.
- Trade partners remain accountable for completing their scopes of work.
- Homes are clean, organized, protected, and treated with respect.
- Details do not remain unfinished simply because they are too small to justify bringing a trade partner back immediately.
- Final project completion is organized and controlled rather than a last-minute scramble.
- Our Customer receives a home that is fully complete without needing to create a punchlist for us.
Primary Responsibilities
Quality & Completion
- Regularly walk active projects with the Project Manager to identify incomplete, deficient, damaged, or overlooked work.
- Complete appropriate miscellaneous construction and carpentry items.
- Correct minor deficiencies that can reasonably and efficiently be handled internally.
- Help complete items before they accumulate into a larger end-of-project list.
- Revisit previously identified items and verify that they have actually been completed.
- Look beyond assigned tasks and actively identify details that do not meet JT Custom Builders’ standards.
- Assist with final completion of projects so that the home is truly ready before the Customer walkthrough.
Support Trade Accountability
The Quality & Completion Technician does not replace our subcontractors’ responsibility to fully complete their work.
When incomplete or deficient work belongs to a trade partner:
- Identify and document the issue.
- Communicate it to the Project Manager.
- Assist with verifying completion after the trade partner returns.
- Complete minor items internally when directed by the Project Manager and when doing so is more practical than coordinating an additional trade visit.
The objective is simple:
The work gets completed correctly, and nothing gets forgotten.
General Field Work
Depending on the needs of the project, work may include:
- Finish and miscellaneous carpentry
- Door and hardware adjustments
- Trim repairs and corrections
- Caulking
- Minor drywall repairs
- Minor paint touch-up
- Cabinet and hardware adjustments
- Shelving, blocking, and accessories
- Installation of miscellaneous owner or builder-supplied items
- Protection of completed finishes
- Removal of temporary protection when appropriate
- Jobsite cleanup and organization
- Material movement and minor deliveries
- Minor exterior completion work
- Preparation for inspections, Customer walkthroughs, photography, and turnover
- Other miscellaneous work necessary to bring a project to 100% completion
Work requiring a licensed trade or specialized expertise will continue to be performed by the appropriate trade partner.
Zero Punchlist Responsibilities
JT Custom Builders’ goal is not to become better at completing punchlists.
Our goal is to eliminate the traditional punchlist.
The Quality & Completion Technician is an important part of that process.
The expectation is that by the time we invite our Customer to the final walkthrough, we have already inspected our own work, identified deficiencies, completed corrections, cleaned the home, tested applicable components, and reviewed the details ourselves.
Jobsite Standards
Every JT Custom Builders project should demonstrate that we honor both our Customer and their home.
The Quality & Completion Technician is expected to:
- Maintain clean and orderly work areas.
- Protect finished surfaces.
- Use appropriate floor, countertop, cabinet, and fixture protection.
- Clean up after completing work.
- Treat occupied homes with particular care and respect.
- Maintain professional appearance and behavior.
- Wear appropriate company clothing when provided or required.
- Keep company vehicles and equipment reasonably clean and organized.
- Communicate professionally with Customers, trade partners, suppliers, and fellow employees.
- Never walk past an obvious problem simply because it belongs to someone else.
Documentation & Communication
Because details that are not documented are easily forgotten, the Quality & Completion Technician will:
- Communicate completed work to the Project Manager.
- Provide photographs when appropriate either directly or via software.
- Document discovered deficiencies.
- Update assigned completion items as work is performed.
- Clearly communicate anything that cannot be completed or requires another trade.
- Immediately communicate significant quality concerns or potential Customer issues to the Project Manager.
Relationship With the Project Manager
The Project Manager remains responsible for the overall management of the project, including planning, scheduling, trade coordination, Customer communication, budget management, and quality control.
The Quality & Completion Technician provides the Project Manager with dedicated completion capacity in the field.
Desired Skills & Characteristics
The ideal person for this position is:
- Experienced in residential construction
- Competent in general and finish carpentry
- Mechanically inclined
- Comfortable performing a wide variety of small construction tasks
- Detail-oriented
- Organized
- Self-motivated
- Able to work independently
- Able to move efficiently between multiple active projects
- Able to recognize poor or incomplete workmanship
- Willing to correct small problems without being asked repeatedly
- Respectful of Customers and their homes
- Professional with trade partners
- Comfortable documenting work with photographs and construction software
- More interested in completing work correctly than simply checking a task off a list
The Mindset
This position requires someone who naturally notices things.
A crooked switch plate, an uncaulked joint, a damaged piece of trim, construction debris in the yard, a door that rubs, missing hardware, or an unfinished detail should stand out.
That does not necessarily mean personally performing every correction. It means taking responsibility for ensuring the issue does not simply disappear into the background of the project.
