Greenwood & McKenzie specializes in the acquisition, financing, management and sale or exchange of real estate investment properties for investor clients. The firm works to acquire and/or manage properties for investors who prefer sole ownership of real estate and forms private syndications tailored to the needs of small investor groups to acquire income producing properties and participate in land development projects. We are searching for a savvy and motivated Leasing Consultant to join the team

Summary

The Leasing Consultant serves as the primary point of contact for prospective and current residents at a large residential community in Anaheim, California. This role is responsible for generating and converting leads into signed leases, delivering an exceptional prospect and resident experience, and supporting the overall occupancy and revenue goals of the property. The Leasing Consultant works closely with the Assistant Manager and on-site team to maintain a welcoming, well-presented community, ensure compliance with fair housing and company leasing policies, and contribute to resident retention and satisfaction throughout the lease lifecycle.

Essential Functions

  • Greet and engage prospective residents in person, by phone, and online; conduct professional property tours highlighting community amenities, unit features, and neighborhood benefits.
  • Respond promptly to leasing inquiries generated through phone calls, emails, walk-ins, and internet listing services (ILS), ensuring timely and thorough follow-up with all leads.
  • Qualify prospects by gathering rental history, income verification, and other application requirements in accordance with company screening criteria.
  • Process rental applications, run background and credit checks, and prepare lease agreements and related documentation accurately and in compliance with company policy and fair housing laws.
  • Maintain accurate and up-to-date records of traffic, leads, tours, applications, and leasing activity in the property management software system (AppFolio, or similar).
  • Achieve or exceed established leasing goals for occupancy, lease renewals, and revenue targets.
  • Conduct market surveys and competitor analysis to stay informed on local rental rates, concessions, and amenities.
  • Assist with the preparation and execution of lease renewals, including communicating rate changes and renewal terms to current residents.
  • Address resident inquiries, concerns, and service requests promptly and professionally, escalating issues to the Property Manager as needed.
  • Assist in planning and executing resident retention events and community engagement activities.
  • Ensure model units, tour paths, leasing office, and common areas are clean, well-maintained, and presentable at all times.
  • Support marketing efforts, including maintaining accurate online listings, monitoring online reviews, and assisting with promotional campaigns.
  • Maintain thorough knowledge of current pricing, availability, floor plans, and community policies.
  • Comply with all applicable fair housing laws, landlord-tenant regulations, and company policies and procedures.
  • Perform other duties as assigned by the Property Manager or Assistant Manager.

Job Requirements

Education & Experience

  • High school diploma or equivalent required; associate or bachelor’s degree preferred.
  • Minimum of 1–2 years of experience in leasing, property management, sales, hospitality, or customer service preferred; experience with multifamily/apartment communities strongly preferred.
  • Prior experience with property management software (e.g., Yardi, RealPage, AppFolio, Entrata) is a plus.
  • Bilingual in English and Spanish preferred.

Skills & Competencies

  • Strong sales, negotiation, and customer service skills with a demonstrated ability to close leases.
  • Excellent verbal and written communication and interpersonal skills.
  • Working knowledge of federal, state, and local fair housing laws and landlord-tenant regulations.
  • Strong organizational skills with the ability to manage multiple priorities, prospects, and deadlines simultaneously.
  • Proficiency with Microsoft Office (Word, Excel, Outlook) and general computer/internet skills; ability to learn property management and CRM software quickly.
  • Professional appearance and demeanor with a customer-focused, team-oriented attitude.
  • Ability to work independently as well as collaboratively within a team environment.

Other Requirements

  • Availability to work weekends, evenings, and holidays as required by property leasing schedules.
  • Reliable transportation and, where applicable, a valid driver’s license.
  • Ability to walk property grounds, climb stairs, and conduct tours in various weather conditions.
  • Ability to stand, walk, and sit for extended periods; occasional lifting of marketing materials or move-in packets (up to 25 lbs).
  • Must successfully pass a background check in accordance with company policy and applicable law.

Compensation: $19.00 per hour – $23.00 per hour
