Fuse is a European housing operator, focusing on student housing, flex living serviced apartments. We are looking for a Real Estate Analyst to support our property portfolio performance and expansion across multiple European markets. You'll report to our Head of Expansion and work closely with the senior management team to shape the most important strategic and operational decisions in the company.

This is a remote role, working on European time-zone schedule.

About Fuse:

We are currently running student housing properties and start expanding into serviced apartment and flex-living segments across Central and Eastern Europe: Riga, Budapest, Kraków, Warsaw, Gdansk, Prague and Vienna. We're an operator at our core, managing our properties under master lease agreements and on behalf of our clients under property management agreements.

We are also sourcing potential acquisition opportunities for real estate investors, support the developers across all stages of the property development process and operate the properties once they are ready for occupancy. We have local city teams running local expansion and operations on the ground.

Our central team, including senior management, works remotely across several countries. Our internal structure and processes enables us to welcome new team members irrespective of where they are located.

What you'll do:

Market research

  • You will analyze housing and accommodation services' markets across multiple countries, covering demand drivers, existing supply, regulatory and tax environment, pricing and occupancy dynamics, building detailed competitors' profiles and identifying market trends.

Potential property underwriting and evaluation.

  • Work with local teams and external partners to analyse floor plans, optimise unit mix and building layout and estimate CAPEX budget.
  • Build financial models for potential properties, evaluate different operating structures and potential ROI and translate it into commercial proposals for the property owners.

Pitch decks for potential investors.

  • Synthesize market, property and financial underwriting data into professional investor-ready slide decks and be ready to defend the business case in front of investors.

Portfolio performance analysis.

  • Cooperate with Finance and Sales teams to analyse property performance, model alternative pricing and operational scenarios to support the strategic and operational decisions in the company.

Internal market intelligence database and analytics tools.

  • Cooperate with internal and external technology partners to set up and maintain proprietary market intelligence database, which combines large market indicators' datasets across multiple cities and drives our operational and strategic decision making.

What we're looking for:

  • 3-4 years analytical work experience in real estate development, real estate investment management, real estate operations or real estate advisory
  • Excellent financial modeling and slide drafting skills
  • Ability to work with large amounts of data and present it to stakeholders in a well structured manner, both in writing and in person
  • Ability to manage multiple workflows and deliverables at the same time
  • Advantage: experience working with student housing, residential, serviced apartments' real estate development projects, acquisitions or operations
  • Fluent business English
