We are seeking a highly motivated and results-driven professional to lead our Property Management Division in the role of Regional Property Manager – Inland.
Position Summary
The Regional Property Manager is accountable for the overall performance of the region, providing leadership and direction to the team. The role is responsible for contributing to the strategic direction of the region and ensuring the effective execution of plans in alignment with the objectives of Property Management Services and the organisation. The incumbent must be both technically and financially astute, with a strong understanding of property management principles and the built environment and must be able to apply this expertise to operational decision-making, financial management, risk control, and the optimisation of portfolio performance.
We are looking for a person who will be able to fulfil the following responsibilities across operational leadership, financial accountability, and technical property oversight:
- Provide operational leadership and oversight to the Administration and Operations teams, ensuring employees are appropriately skilled, performance‑enabled and empowered to deliver on service, portfolio, and business objectives.
- Assume full accountability for the region’s financial performance, including the preparation, control, monitoring, and optimisation of budgets relating to overheads, rental income, operating expenditure, and capital expenditure.
- Approve and sign contracts within the approved Delegation of Authority limits on behalf of the company, ensuring commercial soundness, financial viability compliance, and alignment with corporate governance requirements.
- Identify and secure new property management opportunities for Business Partners Limited, supporting regional growth and portfolio expansion.
- Manage Business Partners Limited’s owned, co-owned and third-party properties ensuring sound operational performance, tenant service, and asset value preservation.
- Oversee all maintenance and capital expenditure programmes from technical assessment and budgeting through to procurement, execution, quality assurance, and cost optimisation.
- Manage the rental collections and credit control process across the region, including arrears management, legal escalation processes, and recommendations for write-offs in line with company policy. Ensure effective utilities management across the region including recoveries.
- Identify, monitor, and report on all audit findings and operational risks, implementing corrective actions and strengthen controls to strengthen governance and reduce exposure.
- Ensure ongoing compliance with all relevant legislation, regulations, company policies, and industry standards across the regional property portfolio.
Qualifications:
- The successful candidate should have a Bachelor’s degree in property studies.
Requirements:
The ideal candidate should have:
- 8 to 10 years’ experience working in a Property Management role in a medium/large-sized company.
- 4 to 6 years’ experience in a managerial position.
- Experience managing a diverse team.
- Excellent communication skills.
