Job Description
We are seeking an experienced Property Manager to take ownership of a diverse property portfolio within the Gauteng region. This role is ideal for a professional who thrives in a fast-paced environment and has a proven ability to manage operations, leasing, financial performance, stakeholder relationships, and compliance while ensuring exceptional service delivery.
Responsibilities:
Manage and oversee property portfolios, ensuring operational excellence across all managed properties.
Lead and support on-site teams, allocate responsibilities, and drive performance against operational objectives.
Oversee the leasing function, ensuring renewals are initiated proactively, vacancies are marketed effectively, and new lease agreements are concluded efficiently.
Build and maintain strong tenant relationships while resolving escalated tenant concerns and ensuring high levels of customer satisfaction.
Conduct regular property inspections to ensure buildings are maintained to the required standards.
Review budgets, financial reports, accruals, invoices, and monthly management packs, ensuring accuracy and compliance.
Drive arrears management processes, working closely with tenants and internal stakeholders to improve collections.
Manage legal handovers, provide ongoing input into legal matters, and support the resolution of tenant disputes.
Liaise with utility service providers and finance teams to ensure accurate reporting and efficient service delivery.
Prepare, review, and manage annual budgets while supporting valuation and capital expenditure planning.
Maintain strong client relationships through regular reporting, meetings, and strategic feedback.
Requirements:
Matric is essential.
BSc or BSc Honours in Property Studies, or a BCom in Accounting.
FFC Certificate is essential.
Professional Designated Exam (EAAB) qualification will be advantageous.
3–5 years’ experience in a similar Property Management role.
Audit experience will be advantageous.
Strong knowledge of property management principles, financial reporting, budgeting, leasing, and arrears management.
Advanced Microsoft Office skills, particularly Excel, with strong analytical and reporting capabilities.
Excellent communication, negotiation, relationship-building, leadership, and problem-solving skills.
Ability to manage multiple priorities, work to deadlines, and engage professionally with clients and stakeholders at all levels.
