POSITION: RESIDENTIAL LEASING AGENT
LOCATION: CAPE TOWN // FORESHORE
PURPOSE:
The Leasing Agent / Rental Consultant is responsible for the full leasing lifecycle, from lead generation and marketing through tenant onboarding, move-in coordination, tenant support, notices and move-outs. The role works closely with Building Management, Property Management and Operations to maximize occupancy while delivering exceptional customer experience.
Working hours: Tuesday to Saturday, 09:00 a.m. to 18:00 p.m.
If tenant move-ins or move-outs (typically at month-end) fall on a Monday or Sunday, you will be required to work on those days to ensure a smooth key handover process.

DUTIES AND RESPONSIBILITIES:
May include, but is not limited to:
Lead Generation and Marketing:
- Respond to all queries via telephone, email and Whatsapp.
- Update Property24, Private Property and other marketing platforms.
- Assist in maintaining weekly vacancy schedules.
Potential Qualification & Viewings:
- Qualify prospective tenants according to budget, affordability, employment, move-in dates and property requirements.
- Arrange, confirm and conduct viewings.
- Present developments professionally, explaining amenities, rental costs, lease terms and building rules.
- Follow up with prospective tenants after viewing and convert queries into applications.
Applications, Vetting & Leasing:
- Issue application forms.
- Ensure all required FICA documentation is submitted.
- Work with Portfolio Managers throughout the vetting process.
- Keep applicants informed or progress.
- Ensure deposits, holding fees and lease agreements are completed prior to occupation, ensuring compliance with all legal and Company policies.
Move-In Coordination:
- Coordinate move-in dates with approved tenants.
- Ensure units are in a lettable condition prior to occupation.
- Coordinate key handovers, inspections and tenant communication.
- Confirm all departments are informed of incoming tenants.
Tenant Administration & Billing Support:
- Assist in the collection of arrears.
Notices, Cancellations and Move-Outs:
- Advise tenants of notice requirements and early termination penalties.
- Ensure move-out dates are scheduled with tenants and coordinate move-out inspections with the Building Caretakers and Property Managers.
- Ensure revoked notices are reinstated where applicable.
- Assist with internal moves (migrations).
Administration:
- Load and update leases, vacate tenants and maintain tenant records.
- Ensure all documentation is complete and correctly filed.
Customer service and Building support:
- Act as a professional ambassador for the Property portfolio.
- Respond to tenant queries professionally and timeously.
- Liaise with Building Caretakers and Property Managers regarding move-ins, move-outs and operational issues.
- Report maintenance concerns to the Operations Team.
- Assist with tenant retention and lease renewals.
Reporting & Compliance:
- Maintain accurate reports on leads, applications, approvals, move-ins and vacancies.
- Ensure compliance with Company Policies, FICA and legislative requirements.
- Maintain confidentiality of tenant and Company information in accordance with the POPI Act.
General:
- Perform any other reasonable duties requested by Management.
- Assist in marketing efforts to attract new tenants, such as listing rentals online and creating marketing materials.
REQUIREMENTS:
- Matric / Grade 12 non-negotiable.
- Residential property qualification or diploma (advantageous).
- 2 + years’ experience in Residential Property as a Leasing / Rental Agent.
- Ability to prioritize tasks effectively.
- Strong communication and negotiation skills.
- Ability to independently and as part of a team.
- Attention to detail.

- Own transportation.
- Proficient in English.
