As we expand our operations and reach, we are seeking a motivated and experienced Estimator/Pre-construction Manager to join our team. The ideal candidate will be detail-oriented, reliable, adaptable and share our core values.
Key Responsibilities: Create accurate estimates for custom residential building and remodeling projects and shepherd projects through the pre-construction process from initial budget estimate through final agreement, permitting and start of work.
- Budget Estimates: Create budgetary estimates based on preliminary plans using historical data from our projects and other trusted data sources.
- Scopes of Work: Develop detailed and clear scopes of work so all parties (clients, subs, project managers, etc.) understand what is included in the work and what is not.
- Final Estimates: Prepare detailed and accurate final project estimates from the plans and Scope of Work using material takeoffs, subcontractor bids, supplier pricing, and historical data.
- Cost Catalog and Templates: Develop and maintain a catalog of frequently used cost items, cost groups, and project estimate templates.
- Document Creation: Create customer-facing and internal documents from templates in our system including Bid Requests, Purchase Orders, Construction Agreements, Change Orders.
- Permitting: File permit applications and follow up until permits are issued.
- Material Takeoffs and Ordering: Perform accurate material takeoffs and coordinate ordering as needed.
- AI Integration: Harness AI tools to improve efficiency and accuracy.
- Cost Controls: Issue Purchase Orders and review actuals vs the estimates to catch overruns and refine future estimates.
Qualifications:
- Actual field experience in residential construction is required.
- Ability to read and understand plans.
- Knowledge of construction processes, techniques, and codes.
- Good written and verbal communication skills.
- Positive, collaborative attitude with the ability to solve problems and make decisions.
- Detail-oriented and organized.
- Ability to quickly learn and effectively use JobTread and various AI tools.
- Extra bonus points if you are already familiar with JobTread or have CAD/drafting experience!

Pay: $65,000.00 – $85,000.00 per year
